What are the different types of Site Plan Reviews and their cost?
The City of Casselberry's development review process is a uniform procedure that elicits the information needed to ensure that the development within the City of Casselberry is consistent with all applicable development standards, has public facilities available at the time of development, and is compatible with existing and anticipated development within the immediate area.
· Minor Site Plan Reviews: include residential projects comprised of a single building having less than 5 dwelling units, or non-residential projects containing less than 1,000 square feet of new impervious surface area. Minor site plan reviews can be approved by the Development Review Committee, and if necessary, appealed to the Planning and Zoning Commission. Application fee: $50.00.
· Minor Modifications of Site Plans: include modifications to approved site plans that include additions of less than 500 square feet to buildings, addition of parking spaces of less than 25% of existing number of spaces, addition of ornamental structures, and redesign of non-building areas of a site. Application fee: $50.00.
· Major Site Plan Reviews: All development projects that are not minor site plans or minor modifications must be approved by the Planning and Zoning Commission. Application fee: $350.00.
· Developments of Community Impact (DCI): DCI's are major development projects that require review by the City Commission. They include residential projects with 75 or more dwelling units or at least 5 acres in land area; and non-residential projects greater than 5 acres or a minimum of 50,000 square feet of net additional gross floor space. Application fee: $500.00.
